Real Estate is A Professional Sport: Angel Nicolas
Angel Nicolas is an unstoppable force in the real estate industry and a Compass 2020 Top Producer. Angel’s team was ranked #4 in Florida by WSJ RealTrends, with over $204 million in sales in 2021. As a former professional athlete, Angel brings his clients and his team the same motivational endurance every day as he would on the field.
Although Angel was born in Miami, he grew up in the Dominican Republic, until eventually moving back to Miami after traveling around the states, he got to really appreciate Miami’s lifestyle and culture, he says, “there is truly no place like Miami.”
Angel always had a passion for real estate, but he started with a career playing professional baseball. He was drafted by the San Francisco Giants in 2005 until getting injured 3 years later. Eventually, he ended up moving back home to Miami where he started a personal training company, before finally pursuing his passion for real estate.
Over the years Angel has grown his team the same way any sports coach would, by investing in training, development, and company culture. “We pride ourselves on being leading market specialists, and there really is no other way to succeed in the crazy Miami market. It’s essential to really be on your game and adapt to the constantly evolving market.” says Angel.
Who has been your greatest inspiration?
My mentor, Irving Padron, has been a great influence on my career. He was the person who told me to find my market and focus only on that. It changed the way I run my business. At first, it was difficult because you have to say no to some opportunities – but it’s worth it in the end if you want to be known as a market specialist.
Is there a significant lesson you learned from a mistake?
It’s important to always ask questions. There have been times I didn’t reach out to a homeowner because I assumed they didn’t want to sell. Next thing you know, they list their property. You have to shoot your shot and the worst-case scenario is they say no!
What is the best piece of advice you ever received?
Don’t be the jack of all trades. It’s impossible to be an expert in every market, so it’s best to specialize in an area you really identify with. The goal is to be the first person that comes to mind. For me, that’s Cocoplum. My family and I live there and I’m an active member of the community, so I always know what’s happening.
If you were not working in Real Estate, what would you most likely be doing?
It’s hard to imagine myself not in the real estate industry, but I would have to say fitness. I used to own a gym here in Miami and still maintain a pretty active lifestyle. I can never see myself working a typical 9-5 desk job because I love the flexibility of being an entrepreneur.
What was a moment in your career that you will always remember?
Going from no activity at the onset of the COVID pandemic, to closing $100 million in the span of 3 months. During that time, we adapted to our circumstances and learned how to best serve clients while prioritizing everyone’s health and safety. We marked many firsts, including selling a property sight-unseen through a video tour.
Is there a book that had a great impact on your life?
Think and Grow Rich by Napoleon Hill.
Tell us a personal habit that contributes the most to your success?
I view real estate as a sport and approach each day and deal like a professional athlete. Preparation and practice are key. I “train” every day to become a better agent for my clients and add value. I’m constantly looking to learn and improve.
How has social media contributed to your success as a realtor?
Social media has been a great connector for my business. Last year, someone reached out to us about how a home we posted on Instagram sold in 1 day. It turns out he was the developer of the home. He was so impressed, he decided to hire us to sell another property he had under construction. We ended up selling it over the asking price.
Is there a non-profit or cause that you are involved in and is close to your heart?
Nicklaus Children’s Hospital Foundation.
What’s your favorite property currently on the market?
Our turnkey penthouse listing at Grove at Grand Bay. It feels like a single-family home in the sky, and the design is incredible. There’s a private plunge pool, 180-degree views of Biscayne Bay and Downtown Miami, a 4-car private garage, 2 home offices, and so much more. This property is perfect for someone who needs large square footage but doesn’t want the upkeep of a single-family home.
Tell us a mistake you see luxury buyers making too often…
Not working with a market specialist. Area experts know when to present a strong offer and when to send a low-ball offer. People also work with friends or family because they like them, but that doesn’t always translate into a successful transaction.
In a seller’s market, what is the greatest challenge for buyers now?
Low inventory, which puts those who are not buying in cash at a negotiating disadvantage. To circumvent that challenge, buyers should partner with one agent so they are fully invested and can offer early access to listings before they hit the market.
Are you seeing more local or out of town buyers?
It’s a mix. I’m seeing less out of town buyers currently and more people in Miami relocating to new areas. It’s interesting to see where and why people are moving to different neighborhoods.
Could you tell us about your highest recent sale?
We recently closed on 7220 Los Pinos Blvd for $8.9 million. It broke the record for the highest price per square foot for a non-waterfront home in Cocoplum at $1,300/ft! Having also sold the home in 2020 and being a Cocoplum resident, it was a very special sale.
What neighborhoods do you specialize in?
Cocoplum in Coral Gables, Ponce-Davis and Coconut Grove.
Who is your favorite architect?
Ramon Pacheco. His homes are truly a work of art and working with him is always a breeze.
Is there a deal you did in 2021 that you are proud of?
My record-breaking sale at 1899 S Bayshore Drive marked the most expensive non-waterfront, new construction home sale in Coconut Grove. My team and I represented both buyer and seller and closed $1M over the listing price. It was a difficult deal and we learned a lot throughout the process, but at the end of the day, we had an extremely happy buyer and seller!
What do you believe is your strength as an entrepreneur?
My work ethic and patience.
Is there a specific agent you liked to work with?
Ale Alfonzo, she is one of the most driven people I have ever met. We worked together at a previous brokerage and were a fantastic team, so we eventually joined forces and became co-principal agents of the Nicolas Group last year. Our strengths are different, but they complement each other and make us a force to be reckoned with.
What are your favorite spots in Miami to take friends and clients?
Most people are not very familiar with Miami – all they know is Miami Beach, so I love showing them unique places. I’m a Fisher Island member so I often take friends and family there out on the boat. Fairchild Botanical Gardens, Vizcaya in Coconut Grove, and Redfish by Chef Adrienne are also go to spots for me.
How do you think the market will change in 2022?
I don’t think there’s going to be a true shift in the luxury market this year in Miami. Interest rates have already impacted buyers who are not paying cash. In the luxury $2M+ markets, there is still more demand than inventory. The new construction homes coming to market in 6-8 months should alleviate some of the difference while setting new records.
